The Practice
A private counsel, not a brokerage.
Shalem Homes operates as a private acquisition counsel rather than a residential brokerage. Engagements are bespoke, confidential, and structured around the buyer alone. The practice maintains a deliberately small caseload — typically no more than a handful of active engagements at a time.

Acquisition counsel
Independent advice on the purchase of significant residential property in Jerusalem. Mr Shalem represents the buyer alone — never the seller, never the building owner, and never the lender. There is no inventory the practice is trying to move, and no commission paid by any party other than the client.

Off-market sourcing
The majority of properties secured by Shalem Homes for clients have never appeared on a public listing. Sourcing is conducted through a private network of property owners, lawyers, and family offices cultivated over twenty years in the Jerusalem market.

Diligence and structuring
Title and tabu review, building condition and tenure, neighbourhood and street-level diligence, comparable transaction analysis, and structuring of the acquisition — including, where relevant, advice on holding through Israeli or foreign vehicles in coordination with the client's tax counsel.

Closing and beyond
Coordination with a small circle of property lawyers, surveyors, mortgage advisors, and renovators known personally to the practice. Mr Shalem accompanies every viewing and remains personally responsible for the engagement from first introduction through to the transfer of keys.
All engagements are charged on a fixed, disclosed basis agreed at introduction. No commission, retrocession, or referral fee is accepted from any party other than the client.
